A Good Plan
Whether you’re doing an entire home remodeling or just a bathroom renovation in Chicago, the best results start with a good plan. A complete plan with specifications lets us create a line item bid which allows you to see the cost of every item on your plan. The combination of a good home remodeling plan and a precise home remodeling bid ensure that you get exactly what you intended and helps avoid misunderstandings.
Complete home renovation plans can be developed by our sister company, Habitar Design, which has both architectural and design capabilities. Our close relationship with Habitar ensures a smooth process from concept to completion.
Design & Build
Design-Build is perfect for clients on a budget who don't have professionally developed plans. Design is provided as part of the construction service. Once a budget is set, the designer will work to guide you selection of items to conform to your budget while creating a beautiful outcome. Designing to budget means getting materials with exceptional value selected by our designers for their appeal and quality. Additional design hours can be purchased as needed.
When you are happy with your bid and the line items cover all the items you want constructed in your project, we will place your bid into a contract. Our contracts try to cover as many contingencies as possible govern issues such as clean up, change orders and bill payment. We encourage our customers to read them carefully. Our contracts are straight forward and make sense and help our clients better understand what to expect.
With signed contract and deposit in hand, we'll give you an approximate start date. Start dates depend on the availability of materials, lead times and our workforce availability. We do our best to estimate start dates but our highest priority is to complete the work we begin becasue we know how difficult it is to live in a house under construction.
Before we begin, we will create a plan to contain dust, store and remove debrid, have access to those parts of the house we need to get to and not disturb the neighbors. We will also provide paperwork to condo associations or government as required and talk with you prefer us to communicate with you about progress and questions that arrise from time to time.
Changing things up and Contingency
Sometimes clients want to make changes during the course of a home renovation. When this is possible, a formal change order is created in person or via e-mail. A price is attached and the change order becomes part of the contract.
Our pricing accounts for the fact that no project runs exactly as it should. There will always be something unforseen. For the most part these are covered in our contingency fee and won't add to the overall price. If however a major item is discovered, for instance, termite damage, we will create a fair, market rate price for repairing the damage or repair the damage for time and materials.
Final Steps and Warranty
When the home renovation is complete, it’s time for the final walk through. This is an opportunity for our clients to go through the home remodel carefully to make sure everything is done as decided. No matter how hard we try, sometimes there are items that are not exactly as you want them. We'll make a list together and in the next few days to weeks we'll complete the listed items.
When the items are done and the job is complete, we'll be around for the warranty. Our goal from beginning to end is to make you happy so you can recommend us without reservation to friends and family. All our work is guaranteed for one year parts and labor and we hope to be your builder for as many future home renovation or home construction projects you undertake.
